what is an energy performance certificate?
An energy performance certificate (EPC) provides a measure of a building's overall energy efficiency and its enviromental impact taking into account factors such as insulation, heating, lighting and fuels used. The rating is calculated using a points system and then given a band rating on a scale A to G (A being the best rating.) The certificate is produced by a qualified Energy Assessor who gives suggestions as to how to make the home more energy efficient.
when will I require an energy performance certificate?
If you are selling your house you will require and EPC for your Home Information Pack (HIP). If you are renting a property you will in the future have to provide an EPC for your rentals.
how energy efficient is the average home?
The average energy efficiency rating for a dwelling in England and Wales is band D or E. Buildings that are more energy efficient use less energy, save money and help protect the enviroment. A building with an A rating would cost almost nothing to heat and light and would cause almost no carbon emissions. The EPC will describe how close a building could get to an A rating if a list of recommended improvements were implemented.
